What Should I Check Before Buying Vacant Land?

Buying vacant land doesn’t need to be complicated, but there are several things worth checking before you buy.

Start with access. Does the property have legal access? Is there actually a road you can drive to reach it? Those aren’t always the same thing.

Then consider what you want to do with the property.

Check the zoning and land-use rules. If you’re planning to build, camp, keep an RV, install a manufactured home, or live off-grid, make sure those uses are allowed.

Investigate utilities. Determine what’s available for power, water, sewer, or septic, and don’t assume that a nearby utility is automatically available to the property.

Other things worth checking include property taxes, flood zones, easements, HOA or POA restrictions, property boundaries, deed and title, water or water source, and building and setback requirements.

You don’t necessarily need to become an expert in all of these areas.

The key is knowing what questions to ask and who can give you a reliable answer.

County offices, utility providers, title companies, and other local agencies are often the best sources for property-specific information.

A little research before purchasing can prevent many surprises afterward.
